Privacy Policy

This policy explains what information Heartland Site Screening LLC ("we," "us") collects when you visit heartlandsitescreening.com or order a report, including reports sold as The Dirt Report and its Commercial and Industrial editions, and how we use, share and protect it.

1Information we collect

What you give us when you order or contact us:

• your name, email address and phone number, and your role (for example buyer, agent or builder)
• the parcel number or listing link, county and state, intended use, site size and any notes you add
• a partner pack number, if you use one
• anything you send us by email or phone, such as surveys, perc tests or site plans

Payment information: payments are handled by Stripe. You enter your card or bank details on Stripe's secure checkout page, not on our website. We never see or store your full card or bank account number; Stripe tells us the amount, the last four digits of the card, and whether the payment went through.

Information collected automatically: like most websites, our hosting provider records basic technical information when you visit, such as your IP address, browser type and the pages you view, to keep the site running and secure. We do not use advertising or tracking cookies, and we do not sell or share your browsing activity.

2How we use it

• to prepare and deliver your report and any cost estimate or quote you request
• to process payments, refunds and invoices
• to contact you about your order, including questions about the parcel and delivery dates
• to answer your questions and handle corrections
• to keep business, accounting and tax records required by law
• to improve our methods, using only anonymized findings with no names or parcel numbers

We do not sell, rent or trade your personal information, and we do not use it for third-party advertising.

3Who we share it with

We share information only as needed to run the business, with:

• Stripe, to process payments and send receipts
• our order form provider, which delivers the details you enter on the order form to our email
• our email and website hosting providers, which carry our email and serve the website
• our accountant, for bookkeeping and taxes
• government agencies or courts, when the law requires it, or to protect our rights in a dispute about an order

These providers receive the information electronically, through the secure connections their services use, and are allowed to use it only to provide their service to us. Your report is delivered only to you, the person who ordered it, unless you ask us to send it to someone else.

4How we protect it

• the website and checkout use encrypted (HTTPS) connections
• card and bank details are handled only by Stripe, which is certified to the payment industry's security standard (PCI DSS)
• the accounts that hold your information are limited to the owner and use strong passwords and two-step sign-in
• we keep only the information we need for your order and our records

No method of sending or storing information is completely secure, but we work to protect yours and will tell you if we learn of a breach that affects you.

5How long we keep it

We keep order records, reports and payment records for as long as we need them for your order and for tax and legal purposes, generally seven years, and then delete them.

6Your choices

You can ask us to show you, correct or delete the personal information we hold about you by emailing info@heartlandsitescreening.com. We will respond within 30 days. We may need to keep some records, such as payment records, when the law requires it.

7Children

Our services are for adults buying or developing land. We do not knowingly collect information from anyone under 18.

8Changes

We may update this policy. The date at the top shows when it last changed. Material changes apply only to information collected after the change.
